Updating Daniel Island with January 2025 Home Sale Stats.
A snowy January certainly did not slow sales on Daniel Island!
18 home units (houses/townhomes/condos) went under contract in the month of January. It is important to note that these are homes currently under contract/pending, so they could fall out of contract, but I believe it is a better indicator of the market right now than looking at closed sales which could date back over 60 days.
It is interesting to note, of those 18, 11 single family homes (excluding condos/townhomes) went under contract in the area which many of us call the DI “Southside” (which is DI west of I-526). The average list price was $1,669,909. This almost doubles last year’s total of 6 homes on DI Southside that went under contract in January. Further, of the eleven 2025 Southside homes, 8 were on the market less than 30 days. It certainly appears that things have picked up in 2025 with more transactions and fewer days on the market so far.
Currently there are 16 homes (10 on DI Southside and 6 in DI Park) and 32 condo or townhome attached units for sale on Daniel Island.
